|Abstract:||The thesis introduces the subject of real estate markets - particularly from the investment point of view, focusing on income-producing commercial real estate that is generally considered to be the core of interest from investors. In the Czech republic, real estate markets are relatively immature and are subject to further development and thus larger fluctuations, especially in comparison with more developed markets. The aim of this thesis is to show whether real estate can be considered as a fully-fledged alternative to other investment instruments. The thesis identifies the main characteristics of investment in property markets and describes their development in the Czech republic. Using researched case studies alongside personal analysis, the thesis will highlight the extent to which real estate's risk / return characteristics of real estate are comparable with other assets. In addition, the thesis will argue that correlation with investment alternatives supports the diversification benefits of including real estate in investment portfolios. Finally the thesis will review future trends. Commercial property markets in the Czech republic are still immature, but convergence with more developed markets is evident and accession to EU will further lower perceived risks of investment in Czech real estate and increase the interest from the international investors part|
